Rapattoni MLS has informed us that the Ranking Report that ranks firms and agents by #listings and dollar volume has significant programming errors. That means that you should not rely on this particular report for documenting sales claims in advertising, brochures, websites or other outlets until WPMLS advises you that the software has been fixed.
UPDATE 1/8/09: We are advised by Rapattoni programmers that the dollar volume data from the Report are accurate. However, there are still issues with the transaction counts related to how cobrokered transactions are counted. Therefore don’t use those numbers until Rapattoni gives us the all-clear and we pass that on to you.
This problem affects all of Rapattoni’s MLS customers, not just WPMLS. We will join with our fellow MLSs in advising Rapattoni that since a lot of people are now preparing year-end publications that include rankings, it is vitally important that Rapattoni fix the programming as swiftly as possible.

Important Message regarding your 2008 Income Tax returns
Realtor Annual Dues may be tax deductible as ordinary and necessary business expenses, except for the portion used by NAR, NYSAR and WCBR for lobbying activities on the members’ behalf. When your 2008 membership dues invoices were issued, that excepted amount was reported to be $30.25. However, there has been significant new programming added to NAR’s budget in 2008, and the lobbying expense estimate by NAR has had to be increased. Therefore, FOR YOUR 2008 TAXES, $37.25 is the estimated amount to be spent on lobbying by NAR ($25), NYSAR ($10) and WCBR ($2.25), which sum may not be deducted by you as a business expense. Please take this into account when preparing your 2008 tax return, and provide a copy of this notification to your tax preparer, if any.

In June of this year the WPMLS Directors authorized the M7 modification be changed to reflect “insufficiency of funds.” This change was authorized because of the growing number of short sales. M7 now reads:
"M7 Insufficiency of Funds: Seller has disclosed or listing agent has ascertained that a short sale or foreclosure or bankruptcy is pending or likely. M7 requires follow-through with either M7A or M7B. As M7A and M7B set forth different commission collection policies, participants should indicate one or the other, not both. Formerly X09."

WCBR and WPMLS regret to report that retired Realtor John Renwick died on January 8. His involvement with real estate dates back to the 1940s. He is survived by three sons including Realtor Jim Renwick of Renwick and Winterling Realty, Bedford. Memorial services have concluded. The Westchester-Putnam Multiple Listing Service, Inc. services Bronx Borough as well as Westchester, Putnam and Dutchess Counties. The organization started off in just Westchester in 1975. In light of today’s much larger service territory, the Directors believe that a name change may be in order and they invite all Participants and affiliated agents to submit ideas.
Please email your suggestion(s) to MLSNewName@wcbr.net by midnight of December 12. Be sure your email includes your contact information. The WPMLS Executive Committee, with confirmation by the Board of Directors, will select a winner who will receive a free 2009 Association membership in his or her primary Realtor association, inclusive of the NAR and NYSAR dues. Participants in this contest agree to yield up any claim of ownership if their entry is selected. Geographical areas or features, historical events, and unique products from this region are just some possible sources of inspiration. Also, suggested names should be clearly distinct from those of nearby MLSs which include, in part, the Greater Hudson Valley MLS and the Mid-Hudson MLS. Good luck!

We regret to announce the passing of Kathy Schutte on November 23. Kathy was a wonderful person and a terrific agent of the Houlihan Lawrence Briarcliff Manor Brokerage for many years. A memorial service will be held at The St. Theresa Church in Briarcliff Manor on December 4 at noon.

To remind everyone of the value of WCBR's Education courses, and being ever mindful of checkbook issues, the Education Council has created a "bailout" program for four lucky WCBR members each year, starting right now for courses to be given after Jan. 1, 2009
Any WCBR member in good standing (but NOT CE-Grandfathered) can toss their name into the hat for a chance to be one of four winners of 22.5 hours of free WCBR Continuing Education courses. No essays to write, no fancy paperwork.

We regret to announce the passing of Kathy McAteer after a struggle with cancer on Saturday November 15th. Kathy was formerly the office manager of Century 21 Wolff in New Rochelle. Kathy will be deeply missed.

Known in the industry as the "Condo King", Arnie always had a positive attitude and a big smile for all. Arnie will be deeply missed.
Services were Monday at 1:30 P.M. at the Riverside Chapel on West Broad St. in Mount Vernon.

Sheri held a Real Estate License for over 17 years and was a member of the Multi Million Dollar Club. Residing in Rye for over 25 years, she leaves behind her beloved husband and 2 children. The service will be held tomorrow October 31, 2008 at the New Montefiore Cemetery West Babylon, New York at 11:00 a.m.

You can avoid one particular type of fine by taking a moment to learn the ENTIRE listing entry procedure. Here’s what it’s about:
You must submit a copy of the listing agreement to Rapattoni (not the WPMLS office) within 24 hours of execution. There is a $15 fine for failing to do so. The fine increases to $50 after seven days and to $100 after 30 days until an agreement is attached. To learn how to attach your listing agreement to the listing, click here.
In order to insure that the fax transmission or upload was successful, you should check that it went through! You may access attached documents by clicking on "show attached documents" located in the listing quick change menu. It is the responsibility of the listing agent to check their listings!
All status changes, sales, signed contracts, price changes, cancellations, TP's and all other changes must be reported to the WPMLS within 24 hours. Late reporting of sales (more than 24 hours) will result in an automatic $50 fine.

BACK TO ALMOST NORMAL ON WEB SITES

This WPMLS home page will remain in use until further notice; you may go directly to Rapattoni MLS from it. However, the new www.wcbr.net is available to you now and we urge you to take some spare time to click your way around it, to familiarize yourself with features and content that are designed to help you in your business practice.
At a future time - but very soon, we hope - WCBR and WPMLS will resolve the site-speed issues that blocked the release of fully integrated websites for both organizations that was attempted on the morning of August 28. Our aim is to have WCBR members see important WCBR & WPMLS messages, all in one shot. Members of other Associations will continue to go directly to wpmls.net. One of the challenges we face is, frankly, that many members do NOT check important messages - like this one, for example! - thus they are blindsided when important new developments are announced. We also have security concerns about the current structure of the two sites. We hope to have a single sign-on solution down the road, but in the meantime there may have to be an extra click in the process. However this works out, when we are ready for a second try at site integration there will be plenty of advance notice and instructions on what to do. Thank you for your patience

WCBR regrets to report that REALTOR® Dudley D. Doernberg, Jr., long time resident of Scarsdale, N. Y. died on August
29, 2008 at the age of 95. He was President of the Dudley D. Doernberg
Real Estate office founded by his father in 1926 until it became associated
with Coldwell Banker Residential Brokerage.
Mr. Doernberg was a long-time Realtor member of the Westchester County Board of Realtors and he was one of the very first WCBR members to be awarded Emeritus status (50+ years of membership) by the National Association of Realtors. He was also a licensed appraiser, a graduate of Yale University and had served in World War II in the United States Army. He is survived by four sons, a sister, and nine grandchildren. Contributions in his memory may be made to Westchester Jewish Community Services, 845 North Broadway, Suite 2, White Plains, N.Y. 10603, www.wjcs.com.

The NYSAR, WCBR, PCAR and other local Board legislative advocacy teams have succeeded in persuading the State Senate and Assembly to pass the so-called Commission Escrow bill which, in brief, requires sellers to put any disputed commission into an escrow account. This lets the transaction proceed while the disputed monies stay in New York until the parties resolve the dispute.
The bill now needs Governor Paterson's signature. There are groups urging him not to sign. We need counter-petitions in order to prevail. PLEASE go the link below and support the Realtor cause by filling out the information needed for an automatic email to the Governor. Thank you.

Brokers and agents can not advertise other firm's listings without permission. WPMLS has received numerous complaints on this issue. Many of the complaints concern agents advertising other firm’s listings on Craig's List without permission. Even if you only give a brief description of the property, without identifying the actual address—if it's not your listing it's still a violation.

Fake Lottery Winner:

It has been reported to WPMLS that several Participants have been contacted by a bogus prospective purchaser who claims to have won the lottery. The individual has no private means of transportation so the agent has to pick her up, and she insists that she wants to close quickly. It has also been reported that this individual has written bad checks. |

WPMLS continues to receive reports about a certain property in Yonkers where the owner behaves indecently in clothing and manner when female Realtors visit the property. PLEASE NOTE THAT THIS PROPERTY IS NOT LISTED IN MLS. The owner requests an agent to come ot the property to do a listing presentation. Yonkers police won’t do anything about it unless the complainant is present. WPMLS recommends, therefore, if you encounter this circumstance, leave the premises, but stay in the area, call Yonkers police, and assist them when they arrive. |

Attached/Detached Means Properties, Not Garages

The "Attach/Detach" field refers to whether the house is attached or detached to another house, not whether there's a garage that is attached or detached. To convey information about the garage (if any), go to the "Parking" field where there are various choices (including attached/detached garages) for explaining how the parking is accommodated.
Some buyers and cooperating brokers want attached housing, and so the listing agent has to make the correct entry in order for the property to show up (or not) in searches that rely on the Attached/Detached status of the property. Please take care.

It is with great sadness that we announce the passing of Jo Ventura, ABR and associate Broker, of the Prudential Serls Prime Properties Brewster Office, after battling stage 4 cancer for the last 18 months. Jo had quite a zest for life and excelled in everything she did. She was an accomplished real estate agent in Dutchess, Putnam and Westchester. She always put her clients first. She will be missed dearly by her family, friends and collegues.

Anita C.Trainor, a long-time resident of Pelham Manor, passed away on Sunday, Feb. 24, 2008.
Anita, a highly successful licensed Real Estate Associate Broker and WCBR, Inc. member for many years, will fondly be remembered for her love of swimming, travel, foreign languages, the beach and her devotion to her family.
A funeral mass will be held at 11:15 AM Thursday at Our Lady of Perpetual Help Church in Pelham Manor.

She was eighty three years old and had retired from real estate just three years ago. She moved last year to Chicago, Il, when her health began to fail, to be with her surviving daughter Anja. |

WPMLS understands that some questions have been raised in connection with our announcement of the Zone reconfiguration. Here’s the straight information:
1) Do agents have to get brand new listing agreements from their sellers? No. All we’re asking you to do is report to WPMLS the ones you already have. The Rapattoni MLS system will see these as late listings but from December 17-26 we are turning off the MLS software that generates fines for late listings. Please report your listings in that designated time period to avoid computer-generated fines. We’re also waiving the $5 listing entry fee. Once you’ve entered the listing you should fax the listing agreement the same way you normally do. For step by step instructions, CLICK HERE.
2) Does WPMLS recognize and accept listing agreements other than its own model listing agreements (such as Mid-Hudson MLS listing agreements)? Yes. All we care about is that your listing agreements comply with the basics of New York State license law.
3) Do out-of-area agents have to join WPMLS? No. There’s no change from the current policy. If you want to access WPMLS with your own name and code, there’s an annual charge ($40 in 2008); if you want to operate through your principal broker instead, the broker pays MLS fees but you don’t.

On Tuesday, November 27th you will receive an email from NAR’s REALTOR Action Center asking you to email a letter to Senators Schumer and Clinton in support of modernizing the FHA loan programs and allowing regional adjustments to Fannie Mae and Freddie Mac loan limits. It’s easy to do these letters – just follow the simple steps outlined in the NAR email.

Admittedly, these programs don’t get a lot of use in Westchester on account of our high prices. However, that’s what the legislation is partly about. So, when you get the “Call to Action” on Tuesday, please do take a minute to respond because it will be good for the entire real estate industry to get this legislation passed.

The Department of Justice has issued an advisory concerning fraudulent spam e-mail messages claiming to be from DOJ. The fraudulent messages are addressed “Dear Citizen.” The messages assert that the recipients or their businesses have been the subject of complaints filed with DOJ and also forwarded to the Internal Revenue Service. A DOJ logo may appear at the top of the email message or in an attached file. Finally, the message may include an attachment that supposedly contains a copy of the complaint and contact information. Important! If you have not paid your SentriCard invoice the card is now inactive. Make sure you renew before going to a property with a lockbox. Staff has to re-enable the card after you’ve paid (there’s no weekend service), so make sure you pay early in the week. Sentricard invoices are available online at http://ims.wcbr.net. This invoice will only appear on your account if you currently have an active Sentricard for the SentiLock system. The period for discounted renewal is closed and renewals are now $90 whether paid by check or on-line. If members do not currently have a card but would like to obtain one, please contact Emily Boseman at the WPMLS offices, 681-0833.

Firms Robbed in Mt. Vernon/Bronxville!

At least three firms in Mt. Vernon, Bronxville, and Scarsdale have been robbed in the last week. The individuals, an African American woman and a Caucasian man, pose as a husband and wife and while the wife distracts the agent the husband has stolen laptops, a camera and the contents of a wallet. All agents are encouraged to be very vigilant and to report suspicious activity to the local police. |

Please remember that you can not borrow someone else's card, or loan out your own card to someone else. That makes a terrible liability for you and your principal broker should something go wrong at the property. It’s also a violation of your client’s trust. Misuse of cards will lead to significant fines and possible suspension of MLS service.

Brokers and gents can not advertise other firm's listings without permission. WPMLS has received numerous complaints on this issue. Many of the complaints concern agents advertising other firm’s listings on Craig's List without permission. Even if you only give a brief description of the property, without identifying the actual address—if it's not your listing it's still a violation.

For a listing to be eligible for submission to the WPMLS, there must be some offer of compensation to cooperating agents and there can be no expectation on the part of listing office that the cooperating agent will collect compensation from the tenant and share that compensation with the listing agent.

[A] THE RATE OR AMOUNT OF COMMISSION CHARGED FOR THE SALE, LEASE,

Board of REALTORS, the Participant of the Service is making blanket
unilateral offers of compensation to the other MLS Participants, and

compensation being offered to the other MLS Participants. Specifying
the compensation on each listing is necessary, because the
cooperating broker has the right to know what his compensation shall
be prior to his endeavor to sell. |

WPMLS has received numerous complaints about abuses in the broker open house notice. Agents are listing open houses, and then indicating they are postponed or cancelled. Or an open house is listed with the caveat that property is on a lockbox, please check it out. The open house function is for alerting participants about actual open houses. It is not an advertising vehicle. Let's please all treat each other like professionals and not post 'phony' open house messages. If asking for cooperation doesn't work, WPMLS will impose fines for what are basically listing misrepresentations. |

You can avoid one particular type of fine by taking a moment to learn the ENTIRE listing entry procedure. Here’s what it’s about:
You must submit a copy of the listing agreement to WPMLS within 24 hours of execution. There is a $15 fine for failing to do so. The fine increases to $50 after seven days and to $100 after 30 days until an agreement is attached. To learn how to attach your listing agreement to the listing, click here.
In order to insure that the fax transmission or upload was successful, you should check that it went through! You may access attached documents by clicking on "show attached documents" located in the listing quick change menu. It is the responsibility of the listing agent to check their listings!
All status changes, sales, signed contracts, price changes, cancellations, TP's and all other changes must be reported to the WPMLS within 24 hours. Late reporting of sales (more than 24 hours) will result in an automatic $50 fine.

Watch the security in your office! WPMLS has received recent reports from two offices that two women, posing as customers, visited the offices. One used the restroom and, according to reports, helped herself to purses and other loose valuables along the way. It’s never a good idea to leave valuables out in the open. |

Save the evening of Wednesday, October 22 for a truly exhilarating program that will be very different from anything the Board has ever done. (It involves race carts, and that’s all we’re telling you for now!) In the meantime, though, our Hope for the Homeless Committee chaired by Gail Fattizzi of Westchester Real Estate, Inc. OCA-WHV, a 501(c)3 not-for-profit organization, has set up an account with HSBC to funnel contributions to the relief effort through the Chinese Red Cross and other contacts.

WPMLS regrets to report the passing of longtime Pleasantville resident Dorothy Rosenberg who died May 5, 2008 in Sacramento Calif. She was born in 1923 in Mt. Vernon, NY and moved to Pleasantville in 1950. A memorial service will be held at Beecher’s Funeral Home, 418 Bedford Rd., Pleasantville, NY at noon, Friday May 9, 2008. For further information please contact Beecher’s at 914-769-0001.
She was a dedicated and active member of the community and served on the Pleasantville Fund for Learning; the Community Scholarship Fund; Friends of the Mt. Pleasant Library; the Chamber of Commerce; Pleasantville Rotary and as president of the Roselle Ave. School PTA. She was a long-time member of Temple Beth-El of No. Westchester and was active in the interfaith council and a former membership chair.
In 1964, Dorothy opened Clark’s Corners Gift Shop on Wheeler Ave. in Pleasantville which she operated for 18 years before starting a new career in real estate. She was an award-winning sales associate working for Bixler, Coldwell Banker, and Holmes & Kennedy until her retirement in 2000. She then moved to California to be closer to her children.
Suggested memorial donations may be sent to the Pleasantville Fund for Learning, the Pleasantville Community Scholarship Fund, Friends of the Mt. Pleasant Library and the Alzheimers Association.

He was at one time an active member of WCBR's Legislation Committee. There is visitation tomorrow, 4/22 from 11 a.m- noon. An unfortunate incident was reported to WPMLS by a Participant this morning. A property owner in the Yonkers area scheduled an appointment with a Participant to visit his home for a pre-listing evaluation. Upon arriving at the home the Participant found a note on the door advising the agent that the homeowner was in the shower and she should let herself in. The agent did not enter the property but continued to knock on the door. The property owner asked her to enter the property and, upon entering, the homeowner acted provocatively and in an inappropriate fashion. Bill Happas – Loving husband, nurturing father, dear friend, great Realtor and funny comic – passed away Wednesday, February 27 way before his time. Bill started his second career as a real estate agent approximately 7 years ago and quickly rose to the ranks of top producer. Bill also moonlighted as a comic whenever and wherever there was an audience who would actually listen to him! Bill was truly loved by all whose life he touched and he will be sorely missed. Bill’s calendar was always full with either helping clients, being a friend, or loving his family and everything this man did he did with a very strong joie de vivre. A long time resident of Larchmont, he recently moved to New Rochelle to enjoy a wonderful and relaxed lakeside life with his Wife, Diane, and their daughter, Leslie, who has since moved into New York City.
Friends and family will be gathering Saturday and Sunday March 1st and 2nd, from 2-4 and 7-9 at Fox Funeral home on Boston Post Road in Larchmont, and there will be a Christian Mass at 10am at Saints John and Paul on Weaver Street in Larchmont on Monday, March 3rd .

Clayton William Schwartz, son of Marilyn Schwartz of Teamweavers, and resident of Nashville, TN, and former resident of Katonah, NY, passed on Sunday February 24th. He was born on September 20, 1975, and is gone from us too soon.
In May of 2006, Clayton was paralyzed in a motorcycle accident. He lived in strength and courage till the end.
Clayton graduated from John Jay High School and SUNY Potsdam College. He was attending Vanderbilt Law School in Nashville, TN. Clayton embraced life with vigor, and prior to his accident he was a yoga aficionado, worked the Alaskan fishing boat circuit and enjoyed adventure riding on his motorcycle.
A memorial mass will be held in his memory at St. Mary’s Church, Route 302, Bethel, CT, 203-744-5777, Friday February 29th at 10 AM.

Please telephone WCBR on Friday morning at 914-681-0833 to see if the 10 a.m. Board of Directors meeting is cancelled on account of snow. There should be a message at our switchboard no later than 8:45 a.m.
We can’t make the decision today (Thursday) or even tonight because there is just too much unpredictability in the forecast. It is our intention to have the meeting unless driving conditions become tricky. But in the event of a cancellation, we are rescheduling to Monday, Feb. 25th, 10:00 a.m., and this will be confirmed in the telephone message.

It is with deep sadness that WPMLS reports the passing of Marie Brehm, principal broker of Century 21 Village and Country in Croton-on-Hudson, New York. Marie was a member of WCBR since 1974 and she served on the WCBR Board of Directors on numerous occasions.
A wake will be held from 2PM to 4PM and 7PM to 9PM on Thursday, January 24th, at the Edward F. Carter Funeral Home located at 41 Grand Street in Croton-on-Hudson. A funeral mass will be conducted on Friday, January 25th, at 10 AM at the Holy Name of Mary Church in Croton-on-Hudson followed by her burial at the Bethel Cemetery.

SPECIAL MEETING ON WPMLS RULES WEDNESDAY, JANUARY 9, 2008 @ 10AM
As you are aware from previous communications, WPMLS recently converted Area 11 to Bronx-only listings. WPMLS also passed a rules change that requires all WPMLS Participants to submit all listings located in the Bronx which are subject to either an exclusive right to sell or exclusive agency agreement. WPMLS has scheduled an important briefing and Q&A session at WPMLS headquarters in White Plains on Wednesday, January 9th, at 10 a.m., just for Bronx listers (owners -managers -administrators) to familiarize you with WPMLS rules, resources and services. This will be a very important session and WPMLS strongly suggests that you make every effort to attend this session.

If there is a co-listing Agent or co-selling Agent – YOU will only receive ½ of the total selling price of the property as the credit. Also – the Primary Listing or selling Agent is the only one who will receive the Transaction Credit.
To check your Million Dollar Report: Go onto Rapattoni MLS; at the top – choose ADMIN; Go down to AGENT REPORTS; Choose Million Dollar Report and enter in the start date of 01/01/2007 through 12/31/2007 to view what is on there. IF you notice a discrepancy, please contact the LISTING OFFICE and the LISTING OFFICE can contact the MLS for a correction if needed. Foxtons subsequently filed for bankruptcy and the bankruptcy court this week consented to the transfer Foxtons’ New York assets to Fillmore Real Estate, a large real estate brokerage with 20 offices in the New York City metropolitan area. The presiding judge in the bankruptcy proceeding ruled that all Foxtons’ listings were transferable assts and the agreements would remain in full force with Fillmore Real Estate. We regret to report the passing of Realtor Paul Koff this weekend. Paul was affliated with Prudential Richard Albert, in Croton. With his wife, Bonnie (also of that firm), Paul was very active in the Hearts for the Homeless fundraisers. Services will be held tomorrow, November 6th, 12 Noon, at the Zion Memorial Chapter, 785 East Boston Post Road, Mamaroneck, (381-1809). Contributions in lieu of flowers may be sent to the National Kidney Foundation, 30 E. 33rd St., New York NY 10016 (www.kidneygny.org). Westchester County Flood Maps are now available on line at www.msc.fema.gov. WPMLS has provided a link to that site under the Rapattoni MLS Links button as well. The maps are basically aerial photographs with annotated overlays; problem areas are shown in blue-green overlay. It’s easy to search by property address, but once the map displays the area it’s not really intuitive how to change scale or move around. Patiently try all the controls, or get help from a tech guru! Viewing the maps is free; there’s a charge if you want a hard copy.

Rapattoni Experinecing Server Issues

The Rapattoni WPMLS system is currently having user access problems. Rapattoni Corp. utilizes 4 mega capacity DSL lines to provide access to their servers, and unfortunately 3 of the 4 lines are currently down. This problem is totally unrelated to the power issue that Rapattoni experienced yesterday, and they are working with their DSL vendor to attempt to get all DSL lines in operation as soon as possible. Access to WPMLS is still possible, but you may receive an intermittent error message if you hit one of the down lines. |

The Village has enacted a local ordinance effective 7/1/07 that requires the current or new owner of a sold property to obtain a “Discharge Compliance Certificate before the property can be occupied by the new owner. Basically someone has to obtain a Certificate from the Village – good for 60 days – that a plumber has checked and has found no illegal discharges of waste water into the public domain. In the case of multi-family apartments, condos and co-ops, the building owner needs to obtain a Certificate every five years rather than upon transfer of ownership. Failure to have the Certificate means that occupancy by the new owner cannot take place, hence it behooves Realtors to know about this ordinance and to advise buyers and sellers of its existence. If you are interested in being considered as an Officer, or if you would like to propose someone, please complete the application form and send it to WPMLS as soon as possible. The available positions are: President, V.P. Southern Westchester, V.P. Northern Westchester, V.P. Putnam, Secretary, and Treasurer. The Nominating Committee members are: Margot Bennett, Chairman, Barbara Bartfield, Leah Caro, Judith Chapin, Margaret Guadagno, Jack Henningsen, and Peggy Shea. The Committee expects to submit its recommendations by September 5. |

Mary Macneil Holton on of Pelham Realty passed away Friday August 17th. The wake will be at Pelham Funeral Home (Lincoln Ave) on Monday & Tuesday from 2-4 and 7-9pm. The Funeral mass will be celebrated at St. Catherines Wednesday 10 am. Mary worked at Pelham Realty for over 20 years, her co-workers are deeply saddened, she will be greatly missed by all who knew her. |

There will be a Funeral Mass on Friday, August 3, 11:00 a.m., at St. Columbanus Church, 122 Oregon Road, Cortlandt Manor, followed by a memorial service at The Seabury at FieldHome. WPMLS requires that the total gross tax amount, without STAR or other deductions or exemptions, must be entered into the estimated tax field of a listing. You may indicate discounts in the remarks section of a listing. This requirement is a policy that was adopted by the WPMLS Board of Directors early in 2007. This policy also applies to cooperative listings—these listings should reflect the gross taxes as part of the maintenance fee and NOT indicate that the maintenance fee includes a STAR or other exemption. Violations of this policy are subject to $50 fines and possible referral to the WPMLS Rules Committee. |
